Located in the heart of the NoMad neighborhood, 404 Park Avenue South is a neo-classical building dating from 1917, set among fin-de-siècle office buildings and warehouses and neighboring stately mansions from New York’s Gilded Age. In its conversion from commercial offices to 58 luxurious and elegantly detailed condominiums, the historical high-rise incorporates all the conveniences of a modern cosmopolitan lifestyle. Developed by the prestigious Kroonenberg Groep, designed by the world-renowned Piet Boon and renovated by the well-established construction management firm Sciame, superior craftsmanship is a hallmark of the property’s transformation, turning 404 Park Avenue South into an extraordinary residence.
The 17-story neo-classicism design brick façade incorporates terra cotta and wrought iron infill at spandrel levels along with cut limestone at the first three floor levels.
Seaboard was awarded the contract to restore the existing façade and create new masonry openings to accommodate the new window configuration. Where necessary façade brick was cut and tuckpointed with new mortar. Terra cotta infill panels were restored by repointing all mortar joints, patching, glazing and replacing badly damaged stones. Wrought iron infill panels were stripped of existing coatings and recoated. All façade masonry was cleaned utilizing a detergent wash. Limestone at the first three floors was patched, tuckpointed and new limestone Dutchman installed where necessary.
